Getting Started
How do I get a quote for my project?

Is the site visit and quote really free?
Yes, absolutely. We provide free site visits and detailed quotations with no obligation. We want you to have all the information you need to make a confident decision about your project.
How long does it take to get a quote?
We typically arrange a site visit within a few days of your enquiry. After the visit, you'll receive your detailed quotation within 5–7 working days, depending on the complexity of the project.
Do I need architectural drawings before contacting you?
No. If you already have drawings, that's great — we can quote from them. If you don't, we offer a full Design & Build service where we handle everything from architectural drawings and planning applications through to construction and handover.
Planning & Regulations
Do I need planning permission for my extension?
Many single storey rear extensions fall under Permitted Development rights and don't require a planning application. However, this depends on your property type, location, and the size of the proposed extension. We'll advise you during the site visit and handle any planning applications if required.
What about Building Regulations?
Almost all construction work requires Building Regulations approval. We handle the entire Building Regulations process — submitting applications, coordinating inspections with Building Control, and obtaining your completion certificate at the end of the project.
Do you handle the planning application process?
Yes. As part of our Design & Build service, we manage the entire planning process from start to finish — preparing drawings, submitting applications, and liaising with your local planning authority on your behalf.
During the Build
How long will my project take?
Timescales vary depending on the project. A typical single storey extension takes 10–14 weeks, a double storey extension 14–20 weeks, and a garage conversion 4–6 weeks. We'll provide a detailed timeline before work begins and keep you updated throughout.
Will I have a dedicated project manager?
Yes. Every project is assigned a dedicated project manager who oversees the build from start to finish. They're your single point of contact and will keep you informed with regular updates.
How do you keep the site clean and tidy?
We take pride in maintaining clean, tidy sites. We clear up at the end of each day, contain dust and debris, and treat your home with respect throughout the build. We know you're living in your home during the work, and we act accordingly.
What happens if there are unexpected issues during the build?
In construction, surprises can happen — particularly with older properties. If we encounter anything unexpected, we'll discuss it with you immediately, explain the options, and agree on the best way forward before proceeding. There are no hidden costs or surprises on our projects.
Costs & Payment
How much does a house extension cost?
Costs vary depending on size, specification, and complexity. As a rough guide, single storey extensions typically start from around £1,800–£2,500 per square metre, and double storey extensions from £1,500–£2,200 per square metre. Are there any hidden costs?
No. Our quotations are comprehensive and itemised. We detail exactly what's included and what's not. If anything changes during the build, we discuss it with you and agree costs before proceeding. Transparency is one of our core values.
What are your payment terms?
We typically work on a stage payment basis, with payments linked to agreed milestones throughout the project. This means you only pay for work that's been completed. We'll agree the payment schedule before work begins.
Do you offer finance?
We don't offer finance directly, but many of our clients fund their projects through personal savings, remortgaging, or specialist home improvement loans. We're happy to discuss options during your consultation.
After Completion
What guarantees do you offer?
We provide a 10-year structural guarantee, a 2-year workmanship guarantee, and manufacturer-backed warranties on products like windows, doors, and roofing materials. Visit our Warranties & Guarantees page for full details.
What happens at handover?
We conduct a thorough final inspection with you, address any snagging items, and hand over your completed project with all certificates, warranties, and documentation — including your Building Control completion certificate, electrical certificates, and product warranties.
What if I notice a problem after you've finished?
Simply call or email us. We don't disappear after handover. If any issue arises that's covered by our guarantees, we'll return and put it right promptly and professionally. We've been in business since 2011 and our reputation depends on looking after our clients.
