Choosing a Builder Checklist (Free)

April 2026·6 min read

Choosing the right builder is the biggest decision you’ll make on an extension, loft conversion, or renovation. The wrong choice can cost you time, money, and stress. Use this checklist to protect yourself before you sign anything.

Quick rule

If a quote is dramatically cheaper than the rest, it’s usually because something is missing — not because you’ve found a bargain.

1) Company checks

Full company name and registered address (not just a mobile number)
Public liability insurance (ask for the certificate)
Employers’ liability insurance (if they have staff)
Trade body membership (e.g. FMB) — verify it’s real
Online reviews — look for consistency, not just a handful

2) Quote checks

A professional quote should be clear, itemised, and specific. Watch out for vague wording.

Is it itemised (not a single line total)?
Does it state what’s included AND excluded?
Are provisional sums clearly marked?
Does it include Building Regulations and inspections?
Are materials specified (doors, windows, roof type, insulation)?
Is VAT clearly shown?

3) Questions to ask

Who will manage the job day-to-day?

You want one named person responsible for communication and quality.

What’s your payment schedule?

Stage payments linked to progress are standard. Avoid large upfront deposits.

How do you handle changes/variations?

Changes should be agreed in writing with cost/time impact before work continues.

What’s your expected timeline?

A realistic programme with key milestones is a good sign.

4) Red flags

Pressure to sign quickly or ‘today only’ pricing

No written contract or vague terms

Large upfront deposit requests

Refuses to show insurance certificates

Won’t provide references or recent project photos

Avoids talking about Building Control / compliance
