Extension Design Trends: What's Popular in Essex Right Now

April 2025·7 min read

After completing hundreds of extensions across Essex, we see first-hand which design choices homeowners are making — and which ones they're moving away from. Here's what's genuinely popular right now, and why.

01

Bifolding & Sliding Doors — Still Going Strong

The demand for wide, glass openings to the garden shows no sign of slowing. Bifolding doors remain the most requested feature on rear extensions — and for good reason. When fully open, they transform the feel of a room entirely, blurring the line between inside and outside. Aluminium frames in anthracite grey or black are the dominant choice, with slim sightlines maximising the glass area. Sliding doors are gaining ground too, particularly on larger openings where the folding panels of a bifolding system would take up too much floor space.

02

Roof Lanterns & Flat Roof Glazing

A roof lantern above a flat-roofed extension is one of the most effective ways to flood a room with natural light — especially in north-facing extensions where wall glazing alone isn't enough. We're fitting more roof lanterns than ever, from compact 1m x 1m units over dining areas to large 2m x 3m statement pieces that become the architectural centrepiece of the room. Flat rooflights (flush with the roof surface) are also popular for a more contemporary, minimal look.

03

Vaulted & Pitched Roofs on Single Storey Extensions

The standard flat roof is increasingly being replaced — or supplemented — by a pitched or vaulted roof structure. A vaulted ceiling with exposed timber beams adds drama and height to what would otherwise be a standard box extension. Pitched roofs with Velux windows are another popular option, bringing in natural light from above while maintaining a traditional roofline that blends with the existing house. Both options add cost compared to a flat roof, but the visual impact is significant.

04

Open-Plan Kitchen-Diner-Living

This remains the single most requested layout for rear extensions. Homeowners want one flowing space for cooking, dining, and relaxing — with the kitchen at the rear, a dining area in the middle, and a living zone connecting to the garden. The key to making it work is zoning: an island or change of flooring material creates definition without closing the space off. We're also seeing more clients incorporate a separate utility room into the extension footprint, keeping the main kitchen clear of laundry and household clutter.

05

Anthracite Grey — Everywhere

If there's one colour that defines Essex extension design right now, it's anthracite grey. Bifolding doors, window frames, fascias, gutters, external cladding — grey has replaced the white UPVC of previous decades as the dominant finish. It works particularly well against rendered or brick exteriors and gives extensions a contemporary, high-end feel. Paired with warm internal finishes (oak flooring, cream walls, warm lighting), the contrast is striking.

06

Rendered Exteriors

Silicone render is increasingly popular as an exterior finish for extensions — and for whole-house re-renders that bring the new extension in line with the existing property. Light grey, warm white, and off-white are the most requested colours. Render gives a clean, modern look that photographs well and dramatically improves kerb appeal. It's particularly popular in areas where the existing brickwork is dated or mismatched.

07

Underfloor Heating

With a new concrete floor slab, there's never a better time to install underfloor heating — and more clients are choosing to do exactly that. Underfloor heating eliminates radiators, freeing up wall space and creating a cleaner aesthetic. It's particularly popular in open-plan kitchen-diners where the combination of tiled or stone flooring and underfloor heating creates a warm, comfortable space year-round. The additional cost is modest relative to the overall project budget, and it adds genuine value.

08

Porcelain & Large-Format Tiles

The days of small ceramic floor tiles are largely over. Large-format porcelain tiles — 600mm x 600mm or larger — are now the standard choice for extension floors. They create a seamless, expansive look with fewer grout lines, and they're extremely durable and easy to maintain. Popular finishes include concrete-effect grey, stone-effect beige, and wood-effect planks for those who want the warmth of timber with the practicality of tile.

09

Integrated Storage & Built-In Furniture

As open-plan spaces have become the norm, the need for clever storage has grown. We're building more integrated storage solutions than ever — from floor-to-ceiling utility cupboards and boot rooms to built-in window seats with storage underneath. In loft conversions, eaves storage is almost always incorporated. In garage conversions, bespoke fitted furniture makes the most of every inch. Clients increasingly want their storage designed in from the start, not added as an afterthought.

10

Outdoor Living Integration

The extension doesn't stop at the back door. More clients are designing their extension and garden as a single project — with the patio level matching the internal floor level for a seamless transition, covered outdoor areas extending the living space in all weathers, and outdoor kitchens or entertainment areas becoming part of the overall design. We're completing more combined extension-and-landscaping projects than ever, and the results speak for themselves.

What's Falling Out of Fashion?

White UPVC window and door frames — replaced almost universally by grey aluminium

Small, square flat rooflights — superseded by larger lanterns and full-width glazing

Conservatories — homeowners now prefer a fully insulated, Building Regulations-compliant extension

Separate kitchen and dining rooms — open-plan layouts have made these largely obsolete

Patterned or coloured floor tiles — large-format neutral porcelain dominates

Our Advice

Trends are useful as inspiration, but the best extension is one that suits your home, your lifestyle, and your budget — not one that simply follows the crowd. We'll help you design a space that feels right for your property and will stand the test of time, not just look good in photos today.
