How to Choose a Builder in Essex โ€” What to Look For

April 2025ยท7 min read

Choosing the right builder is the single most important decision you'll make on any building project. A good builder delivers quality, communicates well, and finishes on time. A bad one can cost you thousands and leave you with a half-finished mess. Here's how to tell the difference.

1. Check Their Accreditations

Look for membership of recognised trade bodies. The Federation of Master Builders (FMB) is the gold standard โ€” members are independently vetted, financially checked, and regularly inspected. TrustMark is the Government Endorsed Quality Scheme, and Checkatrade provides verified customer reviews.

A builder who holds multiple accreditations has invested time and money in proving their quality. That tells you something.

2. Ask for References and Photos

Any reputable builder should be happy to show you photos of completed projects and put you in touch with previous clients. If they can't โ€” or won't โ€” that's a red flag. Look for a portfolio that shows a range of project types similar to yours.

3. Get a Detailed, Written Quote

A professional builder provides a comprehensive, itemised quotation โ€” not a one-line price on the back of an envelope. Your quote should detail:

Scope of work clearly described
Materials and specifications listed
Payment schedule and milestones
Start date and estimated completion
What's included and what's excluded
VAT clearly stated

4. Check Their Insurance

At minimum, your builder should carry public liability insurance and employers' liability insurance. Ask to see certificates. Professional indemnity insurance is a bonus โ€” it covers you if the builder provides design advice that turns out to be wrong.

5. Red Flags to Watch For

Asking for large upfront deposits (more than 10-15%)

No written contract or vague terms

Pressure to sign quickly or 'special offer' pricing

No fixed business address or registered company

Reluctance to provide references or insurance certificates

Significantly cheaper than all other quotes (too good to be true usually is)

No mention of Building Regulations or planning

6. Visit a Current or Recent Project

If possible, ask to visit a project the builder is currently working on or has recently completed. This tells you more than any brochure โ€” you'll see the quality of their work, how tidy they keep the site, and how they interact with clients.

7. Trust Your Instincts

You're going to be working with this builder for weeks or months. Communication matters. Do they listen? Do they explain things clearly? Do they turn up when they say they will? The initial consultation tells you a lot about how the project will go.
