How to Get Planning Permission for a House Extension: A Step-by-Step Guide

April 2026ยท8 min read

Most homeowners dread the words "planning permission" โ€” but the process is more straightforward than you might think. Here's a clear, step-by-step guide to getting planning permission for your house extension in Essex, including what to submit, how long it takes, and how we handle it all for you.

First: do you actually need it?

Many extensions don't need planning permission at all. They fall under "Permitted Development" rights. Check our Permitted Development guide first โ€” you could save yourself 8โ€“10 weeks and the application fee.

Step 1

Get Architectural Drawings Prepared

Before you can submit a planning application, you need a set of architectural drawings. These include existing and proposed floor plans, elevations (what the extension looks like from all sides), and a site location plan. You can commission an architect, architectural technologist, or use our Design & Build service โ€” we handle drawings as part of our full service.

Step 2

Check Your Local Planning Authority's Requirements

Each local council has its own planning portal and specific requirements. In our area, that's Basildon Borough Council, Castle Point Borough Council, Rochford District Council, Chelmsford City Council, or Brentwood Borough Council depending on where you live. Check their website for any local design guides or supplementary planning documents that might affect your application.

Step 3

Consider a Pre-Application Enquiry (Optional)

For larger or more complex projects, a pre-application enquiry lets you ask the planning department informally whether your proposal is likely to be approved โ€” before you spend money on a full application. Most councils charge a fee (typically ยฃ50โ€“ยฃ200) but it can save you from a costly refusal.

Step 4

Submit Your Planning Application

Applications are submitted online through the Planning Portal (planningportal.co.uk). You'll need to upload your drawings, complete the application form, and pay the fee. For a standard householder extension, the fee is currently ยฃ258 in England.

Tip: Allow 1โ€“2 hours to complete the application form carefully. Errors or missing documents are the most common cause of delays.

Step 5

Neighbour Consultation Period

Once your application is validated, your council will notify your immediate neighbours and display a site notice. They have 21 days to submit comments or objections. The planning officer considers these alongside your application โ€” but objections don't automatically mean refusal.

Step 6

Planning Officer Assessment

A planning officer is assigned to your application. They'll visit the site, assess the proposal against local planning policies, and consider any representations received. For straightforward householder applications, this process typically takes 6โ€“8 weeks from validation.

Step 7

Decision Issued

The council issues a formal decision notice โ€” either granting permission (with or without conditions) or refusing. If refused, you have the right to appeal to the Planning Inspectorate, or you can revise and resubmit. Resubmissions within 12 months of a refusal are free.

Step 8

Start Building โ€” Within 3 Years

Planning permission is valid for 3 years from the date of approval. You must start construction within this period. Before you break ground, you'll also need Building Regulations approval โ€” a separate process that covers how the extension is built, not just whether it can be.

Common Reasons Applications Are Refused

The extension is too large or too close to the boundary

The design doesn't match the character of the existing house or street

Loss of light or overlooking to neighbouring properties

Insufficient parking provision after the extension

Impact on a conservation area or listed building setting

Inadequate drawings โ€” missing elevations or inaccurate plans
