How Much Does a Loft Conversion Cost in Essex?

May 2025·7 min read

A loft conversion is one of the best-value home improvements you can make. You're adding an entire new floor without touching your garden or footprint. But how much does it actually cost in Essex? Here's a realistic breakdown based on hundreds of projects we've completed across the county.

Loft Conversion Costs by Type (Essex, 2025)

Velux / rooflight conversion£25,000 – £40,000

No dormer — skylights only. Most cost-effective option.

Dormer loft conversion£35,000 – £60,000

Adds a box-shaped extension to the roof for more headroom.

Hip-to-gable conversion£45,000 – £70,000

Ideal for semi-detached homes — extends the sloped hip end.

L-shaped dormer£50,000 – £75,000

Combines rear and side dormers for maximum space.

Mansard conversion£55,000 – £85,000

Near-vertical rear wall for maximum floor area. Premium option.

Prices include VAT and are based on standard specification. Actual costs depend on property type, access, and finishes.

What's Included in the Price?

A full loft conversion quote from Paul Bailey Construction includes:

Plastering, decoration, and flooring
All scaffolding and site management

What Affects the Cost?

Conversion type

A Velux conversion is significantly cheaper than a mansard because it involves less structural work and no external extension.

En-suite bathroom

Adding a bathroom adds £8,000–£15,000 depending on specification. Most clients include at least a shower room.

Staircase position

Where the staircase goes affects cost and the space lost on the floor below. Complex staircases cost more.

Head height

If your existing loft has less than 2.2m of ridge height, a conversion may not be viable without raising the roof — which adds significant cost.

Roof type

Hipped roofs require more structural work than gable-ended roofs. Trussed roofs (common in 1970s–90s homes) need more strengthening than cut roofs.

Specification

Velux windows, flooring, bathroom fittings, and decoration all vary widely in cost. A high-spec finish adds £10,000–£20,000 over a standard spec.

Is My Loft Suitable?

Not every loft can be converted. The key factors are:

Head heightMinimum 2.2m from floor to ridge (ideally 2.5m+)
Roof pitchMinimum 30° — steeper is better for usable floor area
Roof typeCut roofs are easier to convert than trussed roofs
Water tankCold water tanks in the loft need to be relocated
