What Is a Loft Conversion? A Complete Guide for Essex Homeowners

April 2025·8 min read

A loft conversion transforms your unused roof space into a fully habitable room — a bedroom, bathroom, home office, or any other living space. It's one of the most popular home improvements in the UK because it adds significant space and value without reducing your garden.

The 5 Main Types of Loft Conversion

01

Velux / Rooflight Conversion

£25,000 – £40,000

The simplest and most affordable type. Skylights (Velux windows) are installed into the existing roof slope — no structural changes to the roofline. Works best when there's already enough headroom. Ideal for home offices, playrooms, or storage rooms with a window.

02

Dormer Loft Conversion

£35,000 – £60,000

A box-shaped extension is built out from the roof slope, creating vertical walls and a flat or low-pitched roof. This dramatically increases headroom and usable floor area. The most popular type in Essex — ideal for bedrooms and en-suites.

03

Hip-to-Gable Conversion

£45,000 – £70,000

The sloped 'hip' end of the roof is replaced with a vertical gable wall, extending the ridge and creating significantly more floor space. Popular on semi-detached and detached homes with hipped roofs.

04

L-Shaped Dormer

£50,000 – £75,000

Combines a rear dormer with a side dormer (over the back addition of a Victorian or Edwardian terrace) to create an L-shaped extension. Maximises floor area and is ideal for creating two rooms or a large bedroom with en-suite.

05

Mansard Conversion

£55,000 – £85,000

The most extensive type — the entire rear roof slope is replaced with a near-vertical wall (typically 72°) and a flat or very shallow roof. Creates the maximum possible floor area. Requires planning permission and is the most expensive option.

Do I Need Planning Permission?

Most loft conversions fall under Permitted Development and don't need planning permission. The key conditions are:

The additional roof space doesn't exceed 40m³ (terraced) or 50m³ (detached/semi)
No extension goes beyond the plane of the existing roof slope facing the highway
No extension is higher than the highest part of the existing roof
Materials are similar in appearance to the existing house
No verandas, balconies, or raised platforms
The property is not in a conservation area or listed

Even without planning permission, Building Regulations approval is always required for a loft conversion. This covers structural safety, fire escape routes, insulation, staircase design, and sound insulation.

How Long Does It Take?

Design & structural drawings2–4 weeks
Building Regulations submission2–4 weeks
Contractor booking lead time4–8 weeks
Velux conversion build time4–6 weeks
Dormer conversion build time6–10 weeks
Hip-to-gable or mansard build time8–12 weeks

How Much Value Does a Loft Conversion Add?

A loft conversion typically adds 10–15% to your property value in Essex. In areas like Leigh-on-Sea, Brentwood, and Billericay where property values are above the county average, that can mean £40,000–£70,000 in added value — often more than the cost of the conversion itself.
