Do I Need Planning Permission for a Loft Conversion?

March 2025·6 min read

Good news — most loft conversions in Essex don't need planning permission. They fall under Permitted Development rights, which means you can convert your loft without applying to the council. But there are important exceptions you need to know about.

When You DON'T Need Planning Permission

Your loft conversion is likely permitted development if:

The additional roof space doesn't exceed 40m³ (terraced houses) or 50m³ (detached/semi-detached)
No extension goes beyond the plane of the existing roof slope facing the highway
No extension is higher than the highest part of the existing roof
Materials used are similar in appearance to the existing house
No verandas, balconies, or raised platforms are included
Side-facing windows are obscure-glazed and non-opening (below 1.7m)
The property is not in a conservation area, AONB, or a listed building

When You DO Need Planning Permission

Your property is a flat or maisonette
You live in a conservation area, AONB, or a listed building
The loft has already been extended (previous owners may have used the PD allowance)
You want to add a dormer facing the highway (front dormer)
The volume exceeds the PD limits
You want to raise the ridge height

What About Building Regulations?

Even if you don't need planning permission, every loft conversion needs Building Regulations approval. This covers structural safety, fire escape routes, insulation, staircase design, and sound insulation.

We handle Building Regulations submissions as part of our service and liaise with the Building Control inspector throughout the project.
